Newham’s riverside was shaped by making and exchange: factories producing everyday goods, sustained by the River Thames and a close-knit local workforce. Thames Road shows how these former industrial landscapes can be re-stitched into the life of contemporary London, transforming a once inward-looking enclave into a connected, inclusive urban quarter of over 1,600 homes that draws strength from its past while responding to local needs.
Alongside Ballymore, we have delivered more than 4,000 homes in Newham at Royal Wharf and Riverscape. Thames Road builds on this long-term experience, creating lasting civic value through connectivity, inclusivity and place.
The 6.1-hectare riverside neighbourhood demonstrates how housing, social infrastructure and public realm can work together—bringing together a new primary school, generous public spaces, a lively high street and an accessible riverside walkway connecting Lyle Park and Thames Barrier Park. Thames Road supports living, working and social life, extending the emerging residential fabric of East London.
