We're helping to shape one of the UK's most ambitious city centre regeneration programmes

We’ve been appointed Chief Placemaking Advocate and Framework Lead for Plymouth’s ambitious City Living Framework.

Commissioned by Plymouth City Council, Homes England and the UK Government, the project will see us work alongside Mae Architects, who are leading the City Centre Core Area Masterplan. Together, the team will help guide one of the UK’s most significant city centre regeneration programmes, creating around 10,000 new homes alongside new public spaces, community infrastructure and opportunities for economic growth.

Plymouth is a city with extraordinary potential. This is about far more than delivering new homes; it’s about reconnecting neighbourhoods, strengthening communities and creating a city centre where people want to live, work and spend time. By building on the city’s remarkable heritage and waterfront setting, we have an opportunity to help shape one of the UK’s most exciting urban transformations. The ambition is to grow Plymouth’s city centre back to the scale it enjoyed 100 years ago, creating a more connected and vibrant coastal city for future generations.

We’ll lead the vision for the wider City Living Framework, exploring how a series of connected neighbourhoods can support the city's long-term growth while strengthening its relationship with the waterfront and celebrating Plymouth's distinctive heritage.

The framework will explore opportunities to reconnect neighbourhoods separated by post-war planning, creating a healthier, more walkable city centre while unlocking the potential of Stonehouse, Millbay, Sutton Harbour, Coxside and Cattedown.

The multidisciplinary team is working closely with Plymouth City Council, elected members, stakeholders and local communities to develop a framework that responds to local aspirations while delivering the homes, transport links, cultural facilities and public spaces needed for future generations.

The emerging framework will establish a long-term vision for sustainable city living, helping Plymouth grow into a more connected, resilient and inclusive coastal city.
