Blackwall Yard

With Canary Wharf to the west and the Royal Docks to the east, Blackwall Yard is one of Tower Hamlets’ last underdeveloped riverfront sites. Sat within a locale rich in maritime history, this new neighbourhood will build a thriving and sustainable community.

Located on a 1.7-hectare site, Blackwall Yard will provide almost 900 homes, including 35% affordable, with a vast range of shared amenities and facilities, making it a sustainable ‘compact city’.

Working collaboratively with White Architekter, Panter Hudspith, and landscape architects LDA, the neighbourhood is formed of four buildings carefully arranged around a listed graving dock, from which the public realm will act as a stage for community life, including a primary school, a cafe square, abundant play space and a riverside pub. The dock invites visitors to engage with it directly to explore its history and offers the unique opportunity for open water swimming and outlooks across the Thames to the O2.

Focused on accessibility and connectivity, a series of sustainable transport initiatives such as the reopening of a previously blocked section of the Thames Path, an accessible link from the path to East India DLR, and a new Thames Clipper stop will enhance this spectacular piece of London riverside.

As part of a hybrid submission, we developed detailed proposals for the northernmost plot, comprising more than half of the masterplan’s homes within a podium and a pair of towers of 32 and 39 storeys. Our design references the site’s industrial heritage, primarily using brickwork and sail-like facades that evoke the design of ships and dockyard scaffolding. The facades also reduce exposure to the wind and the balconies, as well as shading the most active parts of the living spaces in the towers while preserving the fantastic views.
