Conceived as a model for addressing London’s affordable housing crisis, this nine-storey regeneration project provides 164 market and keyworker homes. The project developed in conjunction with English Partnerships, the Homes and Communities Agency, the ODPM, and the Greater London Authority was part of the London Wide Initiative and has acted as a catalyst for the continued regeneration of this area of south London.

From the outset, we pursued a tenure-blind approach to design with 35% of homes affordable. Residences are located above ground floor offices and behind an aluminium façade system. The block is built to Lifetime Homes standards and contains wheelchair-accessible homes. The scheme places a premium on sustainability with 10% of its energy supplied via photovoltaics and rainwater harvesting, greywater usage and green roofs built in.
