Plot 7, Perry Barr Village

Perry Barr Village is a transformational project for Birmingham that will have a long and lasting positive impact on the city and its people. Working alongside Birmingham City Council and project partners Arcadis and Lendlease, the neighbourhood will provide new homes and create a pathway for future phases of Perry Barr 2040: A Vision for Legacy masterplan.

With a rapidly growing population, the city has a significant challenge to meet the demand for new homes. The unique opportunity of the 2022 Commonwealth Games enabled the City Council and its partners to accelerate delivery and increase the scope of Perry Barr’s regeneration, delivering more homes and supporting infrastructure to unlock further growth.

The site, a suburban area in the north of Birmingham, was, until ten years ago, home to the campus for Birmingham City University and in need of renewal. The first residential phase provides a range of generous homes, catering to a mix of buyers and tenants, alongside a new park with a community hub, tree-lined streets, local amenities, green transport infrastructure and an active travel link.

As well as helping to shape the vision for the Village, our involvement has also centred around Plot 7—the gateway plot for the new neighbourhood. The family of five brick buildings, including the tallest at 16 storeys, is arranged around a communal podium garden and establishes a new south-facing public forecourt with retail and amenities, linking to the redeveloped Perry Barr rail station.

With plans for a further 500 homes as part of its second phase already in place, Perry Barr Village is a significant step in realising the Vision for Legacy’s overall ambition of building 5,000 new homes in the area by 2040.
