7 Brannan Street
7 Brannan Street is a new high-rise PBSA development, located within Canary Wharf’s Wood Wharf district, and adding a new demographic to the area’s mixed community of residential, workplace, educational and retail uses. Characterised by its prime position on the Blackwall Basin waterside, the 46-storey tower is a key tall marker building within the emerging neighbourhood.
With a commitment to the health and well-being of students and the environment, the distinctive and expressive landmark building is designed to meet the expectations and varying demands of student life. In total, 912 student bedrooms are planned, comprising a mix of clusters and studio rooms, with 35% designated affordable. Each floorplate contains a mix of tenure types (affordable, university and private), creating a varied social mix and enabling all residents to benefit from the location, outlook, and amenities on offer. The form of the building is expressive of its various uses, with a distinctive outward step at level 9, expressing different types of student rooms.
Student amenities are strategically arranged within the tower: at the base, a glazed double-height space with welcome, leisure and retail uses addresses the streetscape and provides elevated views across the waterfront; at the step, amenity rooms sit just above the surrounding building roofs and engage with the middle–distant context; and at the top of the building, the south-facing roof terrace provides an appropriate termination of the tower at the skyline and affords an excellent long-distance outlook towards Greenwich and beyond.
Materials and fenestration have been selected to heighten the contrast between bedrooms and shared amenity spaces. Student rooms are identified by an arrangement of punched windows within silver aluminium panels, influenced by the characteristic expression of One Canada Square. Amenity spaces, by contrast, are highly glazed and appear as an open, silver-aluminium framework, creating visual separation of elements in the composition.
7 Brannan Street will meet the need for modern, high-quality student accommodation within a metropolitan environment.
